Is it ok to put new shingles over old in Ocean County, NJ?

​​The majority of the time it is better to install new shingles directly on top of OSB boards rather than another layer of asphalt shingles. There are however circumstances and times when it is advised though such as when installing a new metal roof. Almost all roofing companies across the country would recommend installing a new roof and tearing off the old one for many different reasons which we will discuss in this article. When the old shingles on your home are torn off it allows professionals to inspect the OSB boards and supports which hold up the roof. If the OSB boards are damaged then it could cause further complications in the near future when the weight of the new roof is installed. Seeing potential rot and damages is not possible if you simply install new shingles over old ones.
A complete roof replacement job means tearing off the old shingles and replacing them with new ones which will be secured to the plywood and underlayment directly. The underlayment is the last barrier between the OSB boards and the interior of the home. If this material is damaged it will need to be replaced which is only possible by tearing off the old roof and installing new underlayment and asphalt shingles. If the underlayment is damaged or ripped then even with a new roof on the home there is greater potential for leaks. 
Another concern when installing new shingles over old ones is the amount of weight it adds to the home and the supports. A roof can weigh thousands of pounds and adding another entire roof may be too much for the supports to handle depending on their capacity. If you have 2 layers of thick asphalt shingles your roof could weigh a ton which may affect other things such as sagging, water pooling and water leaks. In severe cases if the roof weighs too much it could cause structural problems and potentially cause the roof to collapse with added weight such as snow. The last topic of discussion we will mention in this article is regarding the overall lifespan of a roof with 2 layers of shingles on the home. A new roof will last much longer if it is secured to solid wood such as the OSB boards rather than having multiple layers of shingles in between, some states actually have regulations which only allow 1 layer of roofing materials on a home. Having only a single layer of asphalt shingles is better for the nails, flashing, sky lights and drip edges. Like mentioned in the first paragraph the only time you would be ok keeping the old roof on the home is if you are going to install metal roofing since it is often recommended to have 1 layer of shingles between the home and the metal.
